Suncorp Discharge Form: How to Discharge Your Home Loan

Suncorp discharge form timeline: call the bank, form sent by DocuSign or post, up to 20 days, settlement day

Quick answer. There is no Suncorp discharge form to download. You call Suncorp Bank on 13 11 75 or visit a branch, and the bank prepares a Home Loan Servicing Request form and sends it to you by email, post or DocuSign. Suncorp will not accept another bank’s discharge form. It charges a $350 loan finalisation fee, plus the NSW government’s $182.73 to register the discharge, and says removing the mortgage from your title can take up to 20 days from the request. A broker refinancing you handles this for you.

Looking for the Suncorp discharge authority form? It’s the same document this page covers. “Discharge authority” and “discharge form” are two names for the paperwork that tells Suncorp to release its mortgage over your property.

Where to get the official Suncorp discharge form

Suncorp’s closing your home loan page sets it out in two steps: call 13 11 75 or visit a branch, then during that conversation Suncorp prepares the Home Loan Servicing Request form and sends it to you by email, post, or as a DocuSign envelope. Format: bank-prepared form, no public PDF. Suncorp is explicit that it “won’t accept discharge forms from other banks”, so a generic discharge authority a broker or conveyancer uses elsewhere will be bounced.

Signing is easy: acknowledge the DocuSign envelope, or if it came by email or post, post the signed copy back or hand it in at a branch. Suncorp does not publish a discharge email address.

What you’ll need to fill it in

Because the form is prepared by Suncorp, the bank fills most of it from your account. What it will ask you for on the call and on the form:

  • Which situation you are in: selling, switching to another bank, or paying the loan out.
  • Your loan account number(s) and the property.
  • Your solicitor or conveyancer if selling, or the incoming lender and broker if refinancing; Suncorp notes that for a refinance it is the new lender or your solicitor who books the settlement date.
  • The account any leftover money should go to; Suncorp pays surplus funds to the account nominated on the form.
  • Signatures from the borrowers, by DocuSign or by hand.

What it costs

Suncorp loan finalisation fee$350 (as at 20 September 2026)Suncorp lending fees and charges, 23 July 2026
Fixed-rate early payment interest adjustmentIndividually calculatedSuncorp: paying out your home loan
NSW government fee to register the discharge$182.73 incl. GST (as at 20 September 2026; other states differ)NSW LRS 2026/27 fees

Suncorp’s fee sheet calls it a loan finalisation fee and applies it whenever a loan is paid out in full, whether by sale, refinance or your own money. We could not find a separate settlement or document fee on discharge in the fee sheet, so $350 plus the government fee is the starting number.

On a fixed rate, Suncorp’s break cost is the Early Payment Interest Adjustment, charged if you pay out, overpay, or vary a fixed loan before the term ends. Ask Suncorp for the figure before you sign anything with the new lender.

How long it takes

Suncorp says removing its mortgage from your title can take up to 20 days from receiving the request, and the updated title usually takes 7 to 10 days after that. It does not publish a business-day figure for a refinance settlement; for that it says the incoming bank or your solicitor arranges the date. Check with the bank on your file and allow three weeks.

Suncorp also follows up every seven days if it is waiting on you, and can close the request after 21 days with no response. If you go quiet mid-refinance, you may be starting again.

The traps we see people fall into

Sending a generic form. Suncorp will not take a discharge authority from another bank or a template. It has to be Suncorp’s own form, prepared after a call. That call is the first step, not the paperwork.

Starting before the new loan is unconditional. Once Suncorp has your servicing request it starts the payout. If the new lender’s approval slips, you are holding a payout with nothing behind it. Formal approval first.

The offset balance. At settlement Suncorp clears the loan and closes the linked accounts, offset included. Decide where that money goes, and before it shuts, confirm the offset was being credited. How to check.

The 21-day close-out. Suncorp can close a stalled request after three weeks of silence. If your refinance is waiting on a valuation or a document, tell Suncorp, or have your broker keep the request alive.

Run the numbers before you send the form

A discharge only makes sense if the new loan beats the old one after the fees. Our calculators do the maths in a minute or two:

  • Cost to switch calculator — the one to start with: it takes the discharge fee, the government fee and any break cost and tells you how many months until the switch has paid for itself.
  • Loan repayment calculator — the new lender’s rate next to what Suncorp Bank charges you now.
  • Home loan offset calculator — what an offset account is worth to you, at either lender.
  • Offset account checker — before the old loan closes, check Suncorp Bank was crediting your offset properly. It is much harder to argue a mistake after the account is gone.

Refinancing? You don’t need to do any of this yourself

When Soren Financial refinances a client away from Suncorp Bank, we prepare the Home Loan Servicing Request, tell you exactly where to sign, lodge it, chase the payout figure and any break cost, and book settlement so the Suncorp Bank loan closes the day the new one opens. We make the first call to Suncorp for you, so the form arrives without you sitting on hold. The incoming lender pays us, so it costs you nothing.

Frequently asked questions

Where do I get the Suncorp discharge form?

You cannot download it. Call Suncorp Bank on 13 11 75 or visit a branch, and Suncorp prepares a Home Loan Servicing Request and sends it by email, post or DocuSign.

How much is the Suncorp discharge fee?

Suncorp calls it a loan finalisation fee: $350 as at 20 September 2026, plus the government registration fee for your state and any fixed-rate break cost.

How long does a Suncorp discharge take?

Suncorp says up to 20 days to remove the mortgage from the title once it has the request. It does not publish a business-day figure for refinances; check with the bank.

Can I sign the Suncorp form electronically?

Yes, if Suncorp sends it by DocuSign. If it comes by email or post, sign it and post it back or hand it in at a branch.

Will Suncorp accept my new lender’s discharge form?

No. Suncorp says it will not accept discharge forms from other banks. It must be Suncorp’s own form.

Is the Suncorp discharge authority the same as the discharge form?

Yes. A discharge authority is the signed instruction that authorises Suncorp to release its mortgage, and it is the same paperwork as the discharge form covered on this page. If you are refinancing, we can prepare and lodge it for you.
