BOQ Discharge Form: How to Discharge Your Home Loan

Quick answer. BOQ does not publish its discharge form for customers. You phone BOQ on 1300 557 272 or visit a branch, and the bank provides the form; brokers download it from the BOQ broker portal. BOQ charges a $350 security release fee and a $150 settlement fee, plus the NSW government’s $182.73 to register the discharge. BOQ does not publish a turnaround time, so check with the bank and lodge early. If a broker is refinancing you, the broker gets the form and lodges it for you.
Looking for the BOQ discharge authority form? It’s the same document this page covers. “Discharge authority” and “discharge form” are two names for the paperwork that tells BOQ to release its mortgage over your property.
Where to get the official BOQ discharge form
BOQ’s mortgage discharge page explains when you need one (paying out, selling, restructuring, or refinancing to another lender) and tells you to engage a BOQ representative early. Format: bank-issued form, no public download. Customers call 1300 557 272 or visit a branch; brokers get it through the BOQ broker portal, which is the quickest route if you are refinancing through us.
BOQ does not publish a discharge email address, a postal address, or a signature rule. ME Bank is part of BOQ but runs its own discharge process with a downloadable form; if your loan is actually with ME, the ME Bank discharge form is here.
What you’ll need to fill it in
BOQ’s form is not public, so this is what BOQ says it needs and what the form asks for in practice when we lodge one:
- Every borrower and guarantor, all of whom sign.
- The loan account number(s) and the property being released.
- Why you are discharging: paying out, sale, restructure, or refinance to another lender.
- Your solicitor or conveyancer if selling, or the incoming lender and your broker if refinancing.
- Where any surplus funds should go.
- Signatures from all borrowers and guarantors.
What it costs
| Cost | Amount | Source |
|---|---|---|
| BOQ security release fee | $350 (as at 20 September 2026) | BOQ personal banking guide to fees and charges, May 2026 |
| BOQ settlement fee | $150 (as at 20 September 2026) | BOQ personal banking guide to fees and charges, May 2026 |
| Production fee (if a title must be produced to another lender) | $150 (as at 20 September 2026) | BOQ personal banking guide to fees and charges, May 2026 |
| Fixed-rate break cost + $50 break cost administration fee | Individually calculated | BOQ break cost fact sheet |
| NSW government fee to register the discharge | $182.73 incl. GST (as at 20 September 2026; other states differ) | NSW LRS 2026/27 fees |
BOQ’s own page lists the costs as its release fee for each mortgage, government fees, and break costs if they apply. Its fee guide adds the $150 settlement fee and, if BOQ has to hand a title to your new lender, a $150 production fee. Budget for $500 to $650 before break costs and government charges.
On a fixed rate, BOQ charges a break cost if wholesale rates have fallen since you fixed, plus a $50 administration fee. Discharging to pay out, sell or refinance is one of the triggers. Ask for the figure before you sign with the new lender.
How long it takes
BOQ does not publish a processing time for a discharge anywhere on its site, so check with the bank when you lodge. BOQ’s own advice is to engage a representative early. Our working assumption with any bank is around ten business days from a complete form, and we build the settlement date around that.
With BOQ the slow step is getting the form at all. If you are doing it yourself, ring the day you decide to refinance so the form is in your hands when the new approval lands.
The traps we see people fall into
Waiting for the form. Because BOQ issues it, people lose a week. Ask for it early; asking is not lodging.
Lodging before the new loan is unconditional. Once BOQ has the signed form it prepares a payout. Wait for the incoming lender’s unconditional approval.
The offset balance. At settlement BOQ clears the loan and closes the linked accounts, offset included. Decide where that money goes, and before it shuts, check the offset was being credited. How to check.
Fees you did not budget for. $350 plus $150, and possibly another $150 for the title, before government charges. It is still small next to a year of savings on a better rate, but it should be in the sums, and our calculator below has a field for it.
Run the numbers before you send the form
A discharge only makes sense if the new loan beats the old one after the fees. Our calculators do the maths in a minute or two:
- Cost to switch calculator — the one to start with: it takes the discharge fee, the government fee and any break cost and tells you how many months until the switch has paid for itself.
- Loan repayment calculator — the new lender’s rate next to what BOQ charges you now.
- Home loan offset calculator — what an offset account is worth to you, at either lender.
- Offset account checker — before the old loan closes, check BOQ was crediting your offset properly. It is much harder to argue a mistake after the account is gone.
Refinancing? You don’t need to do any of this yourself
When Soren Financial refinances a client away from BOQ, we prepare the discharge form, tell you exactly where to sign, lodge it, chase the payout figure and any break cost, and book settlement so the BOQ loan closes the day the new one opens. We pull BOQ’s form from the broker portal on day one, so nobody is waiting on a call back. The incoming lender pays us, so it costs you nothing.

Frequently asked questions
Where do I get the BOQ discharge form?
BOQ does not publish it. Call 1300 557 272 or visit a branch and BOQ will provide it. Brokers download it from the BOQ broker portal.
How much is the BOQ discharge fee?
A $350 security release fee and a $150 settlement fee as at 20 September 2026, plus a $150 production fee if BOQ has to hand your title to another lender, government registration fees, and any break cost.
How long does a BOQ discharge take?
BOQ does not publish a timeframe. Check with the bank when you lodge and allow at least a couple of weeks before settlement.
Does BOQ charge break costs if I refinance a fixed loan?
Yes, if wholesale rates have fallen since you fixed, plus a $50 break cost administration fee.
Can my broker get the BOQ discharge form for me?
Yes. Brokers download it from the BOQ broker portal, which is usually faster than waiting for the bank to send it.
Is the BOQ discharge authority the same as the discharge form?
Yes. A discharge authority is the signed instruction that authorises BOQ to release its mortgage, and it is the same paperwork as the discharge form covered on this page. If you are refinancing, we can prepare and lodge it for you.
