ME Bank Discharge Form: How to Discharge Your Home Loan

Quick answer. The ME Bank discharge form is a PDF called the Discharge of Mortgage and Home Loan Closure Authority. You download it from ME, fill it in, every borrower and guarantor signs, and you email it to DigitalServicing@mebank.com.au. ME charges a $350 fee for processing a discharge, plus the NSW government’s $182.73 to register it, and says a discharge can take up to 21 business days from a correctly completed form. If a broker is refinancing you, the broker prepares and lodges this.
If you came here looking for the ME Bank discharge authority form, it’s the same document as the discharge form. Both names mean the signed paperwork that lets ME Bank release its mortgage over your property.
Where to get the official ME Bank discharge form
ME’s discharging your home loan page links the Discharge Authority form (PDF). Format: PDF, signed by all borrowers and guarantors. ME says the request has to come from the people named on the title, and it does not say whether a digital signature is accepted, so sign by hand if you want no argument.
The signed form goes by email to DigitalServicing@mebank.com.au. ME’s number for selling, closing or break-cost quotes is 13 15 63; if you are refinancing to another lender there is a separate line, 07 3016 5552, Monday to Friday 9am to 5pm. ME is part of Bank of Queensland, but the forms and fees on this page are ME’s own.
What you’ll need to fill it in
- Up to four borrowers with names, email and contact numbers.
- Why you are discharging: refinance, sale (with the contract amount), or loan paid out. ME also asks you to tick why you are leaving: rate, features, a credit decision, or service.
- Each loan number, whether it is a full or partial payout, and the amount.
- Up to three security property addresses and your requested settlement date.
- If you are acting for yourself or through a solicitor or conveyancer, and their details.
- The BSB, account number and account name for any surplus funds.
- Signatures and dates from every borrower and every guarantor (the form has room for five).
What it costs
| Cost | Amount | Source |
|---|---|---|
| ME Bank discharge fee (security release fee) | $350 (as at 20 September 2026) | ME lending guide to fees and charges, February 2026 |
| Fixed-rate early repayment charge | Individually calculated; ME confirms the exact figure within 7 business days of settlement | ME discharge authority form |
| NSW government fee to register the discharge | $182.73 incl. GST (as at 20 September 2026; other states differ) | NSW LRS 2026/27 fees |
ME’s fee guide calls the $350 a security release fee and charges it each time it releases a mortgage, including a partial release. Its website says the same thing in plainer words: a $350 fee for processing a discharge request. The $150 settlement fee on ME’s fees page is for setting a loan up, not for leaving.
On a fixed rate, ME calls the break cost an early repayment charge. The form says ME will give you the exact figure within seven business days before settlement if you are acting for yourself, which is late in the process, so ask 13 15 63 for an estimate early and put it in the calculator below.
How long it takes
ME’s page says completing a discharge can take up to 21 business days from the date it receives a correctly completed form, which is about four weeks and longer than most banks. Removing the mortgage from the title afterwards can take up to six weeks, and the loan can take up to five business days after settlement to disappear from your ME profile.
“Correctly completed” is doing a lot of work in that sentence. A missing guarantor signature or a loan number typed wrong restarts the clock. Check it twice before you send it.
The traps we see people fall into
The four-week clock. Twenty-one business days is longer than the new lender will take. Lodge ME’s form the day the new loan is unconditionally approved, not the week before you hoped to settle.
The offset is delinked early. ME’s form says that on a CompleteME loan with an offset, the offset is delinked on the date the payout figure is calculated, not on settlement day. That means a few days where your offset money is not working. Move it deliberately, and before then check it was being credited at all. How to check.
Lodging before the new loan is unconditional. The form is an instruction to pay out. If the new approval slips, you have started a four-week process for nothing. Formal approval first.
A late break-cost figure. ME confirms the exact early repayment charge only a week out from settlement. If it comes in higher than expected, you have very little room to change your mind. Get an estimate at the start.
Run the numbers before you send the form
A discharge only makes sense if the new loan beats the old one after the fees. Our calculators do the maths in a minute or two:
- Cost to switch calculator — the one to start with: it takes the discharge fee, the government fee and any break cost and tells you how many months until the switch has paid for itself.
- Loan repayment calculator — the new lender’s rate next to what ME Bank charges you now.
- Home loan offset calculator — what an offset account is worth to you, at either lender.
- Offset account checker — before the old loan closes, check ME Bank was crediting your offset properly. It is much harder to argue a mistake after the account is gone.
Refinancing? You don’t need to do any of this yourself
When Soren Financial refinances a client away from ME Bank, we prepare the Discharge Authority, tell you exactly where to sign, lodge it, chase the payout figure and any break cost, and book settlement so the ME Bank loan closes the day the new one opens. With ME we lodge early because of the 21-business-day window, and we get the break-cost estimate up front. The incoming lender pays us, so it costs you nothing.

Frequently asked questions
How much is the ME Bank discharge fee?
$350 as at 20 September 2026, which ME’s fee guide calls a security release fee. Government registration fees and any fixed-rate early repayment charge are on top.
How long does an ME Bank discharge take?
ME says up to 21 business days from receiving a correctly completed form. Removing the mortgage from the title can take up to six weeks after that.
Where do I send the ME Bank discharge form?
Email the signed form to DigitalServicing@mebank.com.au.
Can I sign the ME discharge form electronically?
ME does not say either way on its page or form. It does require signatures from all borrowers and guarantors, so a pen signature is the safe choice.
What happens to my ME offset account when I discharge?
ME delinks the offset on the date the payout figure is calculated, before settlement. Plan where that money goes ahead of time.
Is the ME Bank discharge authority the same as the discharge form?
Yes, they are the same thing. People call it a discharge authority because signing it authorises ME Bank to release the mortgage. If you are refinancing with us, we fill it in and lodge it for you.
