ANZ Discharge Form: How to Discharge Your Home Loan

ANZ discharge form timeline: DAVA lodged, ten business days, settlement day

Quick answer. The ANZ discharge form is a PDF called the Discharge and Variation Authority, or DAVA. You download it from ANZ, print it, and every borrower and guarantor signs it by hand, because ANZ does not accept electronic signatures on this form. ANZ does not charge one flat discharge fee; it charges a $160 settlement fee, a $160 lodgement fee and a $160 production fee, plus the NSW government’s $182.73 to register the discharge. ANZ asks for a minimum of ten business days. If a broker is refinancing you, the broker prepares and lodges this.

Searching for the ANZ discharge authority? You’re in the right place. A discharge authority and a discharge form are the same thing: your signed instruction for ANZ to release the mortgage on your property.

Where to get the official ANZ discharge form

ANZ’s discharge information lives on its settlements and discharges page, and the form itself is the ANZ Discharge and Variation Authority (PDF). Format: a PDF you print and sign. ANZ says in plain terms that all parties must “wet/physically sign” it; e-signing is not available on the DAVA.

If you would rather ANZ send it to you, there is an online request page where you enter your name, phone, email and loan account number and tell ANZ whether you are selling, paying out, refinancing or changing the loan. ANZ then emails you the form with instructions.

The completed form goes back by email to releasesdava@anz.com, or by post to Releases and Security Variations, Locked Bag 38002, Docklands VIC 8012. ANZ’s discharge team is on 1800 603 361, Monday to Friday 8am to 7pm.

What you’ll need to fill it in

The DAVA runs to several pages and asks for more than most bank forms:

  • Full names of every borrower and guarantor, with contact numbers and email.
  • Your settlement representative: solicitor or conveyancer if selling, incoming lender and broker if refinancing. The form has space for up to three contacts.
  • The property address and title reference for each security being released.
  • The loan or facility numbers, and what ANZ should do with each one at payout.
  • Where any surplus funds should be paid (BSB and account).
  • How ANZ should take its fees: from an ANZ account or a card.
  • A hand-written signature and date from every borrower and every guarantor. A photocopied or typed signature will be sent back.

NSW government fee to register the discharge$182.73 incl. GST (as at 20 September 2026; other states differ)NSW LRS 2026/27 fees

The DAVA form itself prints these three $160 fees on the front. Which ones apply depends on what ANZ has to do: a straight refinance usually attracts the settlement fee and the lodgement fee, and the production fee applies when ANZ has to produce the title. Your letter of offer may say something different, so check it. Ask ANZ for the exact total when you lodge.

On a fixed rate ANZ calls the break cost an Early Repayment Cost. It is charged if you repay in full or refinance during the fixed period, it changes from day to day with market rates, and ANZ’s own words are that it can be very large. Get the figure before you sign with the new lender.

How long it takes

ANZ is one of the few banks that puts a number on it: a minimum of ten business days to process the DAVA, provided everything is attached, and one business day before that to create the request. If a valuation is needed, add at least seven more. Count backwards from your settlement date and lodge early.

The two things that add weeks are a missing wet signature and a missing title reference. Because ANZ will not take an e-signature, a borrower who is interstate or overseas needs to physically sign and return the form. Sort that out before you pick a settlement date.

The traps we see people fall into

Sending the DAVA too early. The form is an instruction to ANZ to release its mortgage. Send it before your new lender has issued unconditional approval and you can be left with a payout date and nothing to pay it with. Formal approval first, DAVA second.

The offset sweep. When ANZ settles the payout it closes the accounts tied to the loan, including your offset. Decide where that balance goes before settlement day, and check the offset was actually reducing your interest while it was open. Here is how to check.

Break costs that eat the saving. We have had clients with eighteen months left on an ANZ fixed rate where the early repayment cost was bigger than two years of savings from the new rate. The right move was to wait. You only know that if you get the number first.

Two signatures, one borrower. ANZ wants every borrower and guarantor to sign. If a parent guaranteed the loan years ago and has since moved, you need their signature too. Track them down before you lodge, not after ANZ bounces the form.

Nobody owning the settlement date. ANZ’s ten business days and the new lender’s settlement need to land on the same day. When we refinance a client that is our job. When you do it yourself, it is yours.

Run the numbers before you send the form

A discharge only makes sense if the new loan beats the old one after the fees. Three of our calculators do the maths in a minute or two:

  • Cost to switch calculator — the one to start with: it takes the discharge fee, the government fee and any break cost and tells you how many months until the switch has paid for itself.
  • Loan repayment calculator — put in the new lender’s rate and see the monthly repayment side by side with what ANZ charges you now.
  • Home loan offset calculator — if you are moving to (or away from) an offset account, this shows what the offset is actually worth in interest.
  • Offset account checker — before you close the old loan, check ANZ has been crediting your offset properly. It is much harder to argue a mistake once the account is closed.

Refinancing? You don’t need to do any of this yourself

When Soren Financial moves a client off an ANZ loan, we fill in the DAVA, tell you exactly where to sign, lodge it with ANZ’s releases team, chase the payout figure and any early repayment cost, and book the settlement so both loans change hands on the same day. The incoming lender pays us, so it costs you nothing.

Frequently asked questions

How much is the ANZ discharge fee?

ANZ does not have a single discharge fee. It charges a $160 settlement fee, a $160 lodgement fee and, where ANZ produces the title, a $160 production fee, as at 20 September 2026. Government registration fees are on top.

Can I sign the ANZ discharge form electronically?

No. ANZ says all parties must physically sign the Discharge and Variation Authority. E-signatures are not accepted on this form.

How long does ANZ take to process a discharge?

ANZ asks for a minimum of ten business days from receiving a complete form, plus one business day to set the request up. Valuations add at least seven business days.

Where do I email the ANZ discharge form?

To releasesdava@anz.com. You can also post it to Releases and Security Variations, Locked Bag 38002, Docklands VIC 8012.

Do I need the ANZ form if I have already paid off my loan?

Yes. ANZ says paying the loan to zero does not remove its mortgage from your title. You still lodge the DAVA to have the mortgage discharged.

Is the ANZ discharge authority the same as the discharge form?

Yes, they are the same thing. People call it a discharge authority because signing it authorises ANZ to release the mortgage. If you are refinancing with us, we fill it in and lodge it for you.
