Westpac Discharge Form: How to Discharge Your Home Loan

Westpac discharge form timeline: form lodged, bank processes, settlement day

Quick answer. The Westpac discharge form is an online form Westpac calls the Property and Security Request (its older name is the home loan release form). You fill it in on Westpac’s website, not on paper. Westpac charges a $350 loan discharge fee per loan, plus the NSW government’s $182.73 to remove the mortgage from your title. Westpac does not publish a processing time, so allow a few weeks and lodge it early. If you are refinancing through a broker, the broker prepares and lodges this for you.

If you came here looking for the Westpac discharge authority form, it’s the same document as the discharge form. Both names mean the signed paperwork that lets Westpac release its mortgage over your property.

Where to get the official Westpac discharge form

Start on Westpac’s own page: How to discharge your mortgage. It asks whether you are selling, have paid the loan off, or are switching lender, then sends you to the Property and Security Request form.

Format: online only. Westpac says to allow about 20 minutes and warns you cannot save the form and come back later, so have your loan details in front of you before you start. If you see a Westpac “discharge authority” PDF floating around on a document site, ignore it. It is not Westpac’s current form and the bank may not accept it.

If you would rather not use the online form, Westpac’s paid-off page lists three other ways to return it: email it to securityvariations@mortgage.westpac.com.au, hand it in at a branch, or post it to Discharges and Portabilities, Westpac Home Ownership Services, PO Box 2755, Adelaide SA 5001.

What you’ll need to fill it in

Westpac’s form sits behind a login, so we can only tell you what the bank says it asks for and what the form asks for in practice when we lodge one for a client:

  • Your personal details and the loan account number(s) being discharged.
  • The property address and, ideally, the title reference.
  • Why you are discharging: sale, paid off, or refinance to another lender.
  • Who is acting for you at settlement: your solicitor or conveyancer if selling, or the incoming lender and your broker if refinancing.
  • Where any leftover money should go (BSB and account).
  • Every borrower on the loan has to sign. One missing signature is the most common reason a discharge sits in a queue.

NSW government fee to register the discharge$182.73 incl. GST (as at 20 September 2026; other states differ)NSW LRS 2026/27 fees

Westpac’s fee page lists the $350 as “per settlement activity” on unpackaged loans and “per loan” on packaged Rocket and fixed loans, so if you have two loan splits, budget for two fees. The Sustainable Upgrades loan has a $0 discharge fee. The government fee above is the NSW Land Registry Services charge; Victoria, Queensland and the other states set their own.

On a fixed rate, the break cost is the number that matters. Westpac only charges it if you pay out or change the loan before the fixed period ends, and the bank’s quote is valid for five business days. Ask for the figure before you sign anything with the new lender. Westpac explains break costs here.

How long it takes

Westpac does not publish a set number of business days for a discharge. Its selling page says to send the form to your conveyancer “a few weeks before settlement”, which tells you how the bank thinks about it. In our experience the major banks work to roughly ten business days from a complete form, and Westpac is no quicker. Check with the bank for your own file.

Most delays are not the bank’s fault. They come from a form with a wrong account number, a missing signature, or a settlement date nobody told the discharge team about. Get it right the first time and the clock starts the day Westpac receives it.

The traps we see people fall into

Discharging before the new loan is unconditionally approved. The discharge form tells Westpac you are leaving. Send it before the new lender has said an unconditional yes and you can end up with a settlement date and no loan to settle with. Get the formal approval letter first.

Forgetting the offset balance. At settlement Westpac takes what it is owed and closes the accounts linked to the loan, including the offset. If you have $60,000 sitting in that offset, decide now where it goes. We have seen people discover their offset money was swept into a payout figure they did not expect. Worth reading before you move: how to check if your offset account is working.

Break costs on a fixed rate. A $600,000 loan with two years left on a fixed rate can carry a break cost in the thousands, and the number moves daily with the market. If the break cost wipes out the saving from the new rate, the honest answer is to wait. Get Westpac’s quote in writing and put it next to the saving.

Timing. The old loan should be paid out on the same day the new one settles. Line it up wrong and you either pay two loans for a fortnight or, worse, your incoming lender is ready and Westpac is not. Somebody has to own that date. When we refinance a client, that somebody is us.

Run the numbers before you send the form

A discharge only makes sense if the new loan beats the old one after the fees. Three of our calculators do the maths in a minute or two:

  • Cost to switch calculator — the one to start with: it takes the discharge fee, the government fee and any break cost and tells you how many months until the switch has paid for itself.
  • Loan repayment calculator — put in the new lender’s rate and see the monthly repayment side by side with what Westpac charges you now.
  • Home loan offset calculator — if you are moving to (or away from) an offset account, this shows what the offset is actually worth in interest.
  • Offset account checker — before you close the old loan, check Westpac has been crediting your offset properly. It is much harder to argue a mistake once the account is closed.

Refinancing? You don’t need to do any of this yourself

When Soren Financial refinances a client away from Westpac, we prepare the discharge request, lodge it, chase Westpac’s discharge team, get the break-cost figure if you are fixed, and line the payout up with the new lender’s settlement. You sign where we tell you to sign. Our service is paid by the incoming lender, so there is no fee to you for any of it.

Frequently asked questions

Does Westpac have a discharge form PDF?

Not on its website. Westpac moved to an online Property and Security Request form. PDFs you find on third-party document sites are old copies and Westpac may not accept them.

How much is the Westpac discharge fee?

$350 per loan on most Westpac home loans, plus a $100 document processing fee, as at 20 September 2026. Fixed-rate loans may also carry a break cost.

How long does a Westpac discharge take?

Westpac does not publish a set timeframe. Its own guidance is to lodge the form a few weeks before settlement. Check with the bank for your file, and lodge early.

Where do I send the Westpac discharge form?

Complete it online through Westpac’s Property and Security Request form. Otherwise email it to securityvariations@mortgage.westpac.com.au, hand it in at a branch, or post it to PO Box 2755, Adelaide SA 5001.

Do I pay break costs if I refinance a Westpac fixed loan?

Usually yes, if you leave before the fixed period ends. Westpac calculates it individually and the quote is valid for five business days. Ask for it before you commit to the new loan.

Is the Westpac discharge authority the same as the discharge form?

Yes. A discharge authority is the signed instruction that authorises Westpac to release its mortgage, and it is the same paperwork as the discharge form covered on this page. If you are refinancing, we can prepare and lodge it for you.
